My Responsibilities as a land Lord

Safety & Repairs

  • Ensure there is a functioning smoke alarm
  • on every floor of the property.
  • Install carbon monoxide alarms near solid fuel appliances
  • Gas boilers in rented properties must have an up-to-date gas safety certificate, with annual servicing and certification.
  • Prior to renting, electronic appliances should undergo Portable Appliance Testing (PAT).
  • Furnishings must meet fire safety standards.
  • Regularly check and maintain the safety of electrical installations. An Electrical
  • Condition Report (ECR) should be provided every five years.
  • Promptly address and repair any damages to the property’s structure, sanitary fittings, heating, and hot water systems.

Energy Efficiency & Utilities

  • Obtain an Energy Performance Certificate (EPC) before renting or selling a property, ensuring it meets legal efficiency standards.
  • Clarify responsibility for utility payments and ensure accounts are in the correct name.

Renting the Property

  • Conduct Right to Rent checks if self-managing as a landlord
  • Protect tenants’ deposits in a government-approved deposit protection scheme.
  • Provide 24-hour notice before entering the property for inspections or repairs.
